What is the Beckett Ridge Association No.1?

The Beckett Ridge Association No.1 is a non-profit corporation formed in accordance with Ohio Laws. Its primary function is to own, operate, and maintain the Village Centers and Common Open Space Areas and any other recreational facilities owned by the Association (not including the Condo Owner's Association)
Who belongs to the Beckett Ridge Association No.1?

All property owners in Beckett Ridge, whether they own a single family home, condominium or homesite.

What is the purpose of an Association?

The Association maintains teh common areas such as recreation areas, open spaces, and Villiage Centers; provides maintenance of these areas including mowing, refuse, removeal and landscaping, where applicable.
Who maintains the Beckett Ridge Country Club grounds and golf course?

Residents have no responsibility regarding the Country Club and its facilities. The Club's operating expenses are paid by the Country Club and not the Beckett Ridge Association.

How is maintainance of the common areas administered?

It is administered by a seven member Board of Trustees, elected from the resident members of the Association. They are responsible for contracting the maintenance and other services necessary to protect the value of the property.

How is the maintenence of the Common Area Financed?

It is the responsibility of the Board of Trustees to estimate a yearly budget, covering expected maintenance expenses such as mowing, boulevard lighting, etc: When a total amount is determined, individual assesments are charged to each property owner. At this time, the annual assessment is $200 payable in January each year. Should you move from Beckett Ridge, it is your responsibility to make new owners aware of the Association and their obilgation to be a member.

When does the Association have its meetings?

The Annual Meeting for all members is held in March of each year. All residents are given notice by mail as to when the meeting will be held. Elections are held at the Annual Meeting to fill any vacancies on the Board. All residents are urged to attend and participate, either by running for office, supporting a candidate, or simply voting for those you want to represent you.

When does the Board of Trustees hold its meetings?

The Board of Trustees meet monthly on the third Tuesday of each month at the Beckett Ridge Country Club. Notice of their meetings is given in the newsletter sent out monthly by Towne Properties.

Who enforces the roads of Beckett Ridge?

Many Beckett Ridge Homeowners calle Towne Properties with complaints about a Beckett Ridge Street. These complaints range from speeding cars to commercial vehicles being parked on the street to limited access to cul-de-sacs because of too many parked cars. Unfortunately, the Beckett Ridge Homeowners Association and Towne Properties can not address any of these issues. Beckett Ridge does not own or control the streets so they have no authority to enforce any street restrictions.

Who do I complain to about speeding cars?

Traffic concerns such as speeding and cul-de-sacs should be reported to the West Chester Police Department Traffic Safety Division at (513)759-7281

What is the process for complaining about a property in Beckett Ridge?

Complaints about property maintainance and/or Association restriction violations can be made to Towne Properties. Towne never reveals the name of whoever filed a complaint and your confidentiality will be protected. However, complaints will not be responded to if the originator does not give Towne Properties their name and phone number.

Who should I report Potholes and Blocked Drains to?

Road condition concerns should be reported to the West Chester Roads Department (513)777-8165

What is the process for adding improvements to my house?

Exterior changes and/or additions to your Beckett Ridge property must be approved by the Board before you do the work. Approval is obtained via the Improvement Application. Your application must be complete including a copy of your property plat. An incomplete application will be returned and will not be submitted to the Board for their review until all paperwork is complete. Towne Properties must receive all Improvement Applications by noon on the second Tuesday of each month. The appropriate paperwork for Improvement Applications can be found on this web site or Towne Properties can fax/send the information to you.

Are Beckett Station the The Point at Beckett part of Beckett Ridge?

No, those developments are not part of Beckett Ridge or the Homeowner's Association.
