Exterior changes and/or additions to your Beckett Ridge property must be approved by the Board before you do the work. Approval is obtained via the Improvement Application. Your application must be complete including a copy of your property plat.
An incomplete application will be returned and will not be submitted to the Board for their review until all paperwork is complete. Towne Properties must receive all Improvement Applications by noon on the second Tuesday of each month. The appropriate paperwork for Improvement Applications can be found on this web site or Towne Properties can fax/send the information to you.
The rule of thumb is if a resident is replacing what is existing without altering the look of what is currently there, there is no need to apply. Additions, extensions, material alterations, etc...do need to be approved by the Board.
For example, adding a tree or shrubs is not considered something that requires an application, however, extensive landscaping upgrades including retaining walls or obstacles that may alter the natural flow of water run off, are required to apply.

OTHER STRUCTURES, STORAGE, OUTBUILDINGS, PERSONAL PROPERTY
Statement of Policy
- Freestanding structures other than single family houses are not permitted on any lot. This includes trailers, shacks, barns, storage sheds, garages, gazebos, pavilions, bowers and arbors. Also, no improvement will be permitted if, in the Board’s opinion, it is obnoxious or offensive, or might interfere with the quiet enjoyment, comfort and health of any property owner or tenant.
The Board will however, approve freestanding buildings if the applicant can show the improvement will enhance the property, adjacent properties, properties in the vicinity, and there are no objections from adjacent property owners. Under such circumstances, the Board may require an applicant to submit written agreements from adjacent property owners.- No recreational vehicles, boats, travel trailers or trucks shall be parked or stored on any portion of the Property unless the same are in a garage or other approved vehicle enclosure and out of view.
- All garbage cans, rubbish, trash, debris and other unsightly material shall be kept in a container or other enclosure so as to be out of view of nearby owners.
- No outdoor clothes hanging fixtures shall be permitted.
- No outdoor boilers shall be permitted.
The first sentence was a clear guideline to developers that our community would only have one structure per lot and thereforre all homes within the develoment would contain attached garages. Given that our community standards would evolve over time the Board understood the desire some homeowners might have to add other architecturally appropriate structures in the future. This section provides for the "conditional" approval of such additional structures provided that are appropriate for the lot size and location and will be properly maintained.
Since our community standards are flexible enought to adapt to changing times the Board's review places primary forus on the input and support of nearby property owners to determine whether the request has community wide support. If approved this document will then be placed on file for the specific property in question and apply not only to the current owner but also all future homeowners of this property. Once approval has been provided the owner is responsible to gain Township approval prior to making any addition.
