Consolidation of Declarations and Code of Regulations

Despite the Board's best efforts to communicate the proposed document consolidation and the new Branding Program by scheduling 5 Homeowner meetings, we were unable to attend any of them.  I have searched this site for the information and was unable to locate it.  Will you be able to post the information so those of us who were unable to attend can review and post comments?

Revised Documents Location

The revised HOA documents are available on the home page. In the right column in a box called Revised HOA Documents. You can see each one as a web page or download them as a PDF. You can leave comments on each page or post a question in this message board. 

The current HOA documents are available in the main navigation in the left column of every page. They are in the Restrictions  & Guidelines link in the Association section.

Beckett Ridge Ballots for HOA

The Ballots state that "all parcels that do not submit a ballot regarding this resolution will be casting a vote in support (yes)for said resolution. This voting procedure is consistent with the legal opinion filed with the Association Board by their legal counsul on Feb 22,2010"

Where is this legal opinion posted on the web site?

It has not been the practice of the board to post legal opinions provided by our counsul on the public website.

The lawyer explained it at the annual meeting and the HOA board talked about it at the revised document meetings they've had over the past few months. The next board meeting is on July 20th, I'm sure they can answer any questions you might have if you can go to the meeting.

New Regulations and Math

Just got my HOA bulletin and did the math.  If 41 NO's are 2% of the members, then 308 YEA's are only 15% of the members.  Which means 83% really aren't interested enough to participate.  And this is a win?  If you put in the people who didn't even get a ballot, how many YEA's would there really be?  I know of at least 5 on my street--and I'm sure 4 of them would have voted NO on the new restrictions.

There was nothing wrong with the old restrictions that were in effect when I bought here--I find the new ones to be intrusive and totally ungovernable.  

SO everyone who didn't participate (if they even knew of the vote) let 15% decide.  I hope the vote in November when it really counts gets better participation!
