Board Meeting Minutes: 
Beckett Ridge HOA Board Meeting January 20th, 2009 Call to Order Dennis Bender called the meeting to order at 6:30 p.m. Board Members present were Dennis Bender, Sharon Palm, Debbie Olszowka, Mitch Lippert, Terri Wong, Burt Young, and George Hulsizer. Debi Perkins represented Towne Properties. Tony Wilson and Bob Wilson represented Brickman.   Dave Burling represented the Landscape Committee.   Landscape Committee Report - Dave Burling gave the report. The committee will be meeting in February to plan their projects for the upcoming year. Brickman -Tony Wilson gave the report. Brickman has completed the perennial pruning and has started the dormant pruning and landscape bed preparations. Tony submitted an article for inclusion in the BR newsletter and on the BR website. He reviewed one proposal with the Board to cleanup and repair the turf in the area at Four Corners that was damaged by a Beckett owner who ran their car off the road. Since it is too cold to do any planting, the Board tabled the proposal and asked that Brickman just clean up the mess. The Association has a copy of the police report and will pursue damages with the owner and the owner's insurance company. Minutes Approved The Minutes of the previous Board of Trustees meeting held November 18, 2008 were approved with no changes. Managers Report The Board reviewed the current Management Report and Debi responded to questions. Financial The Board reviewed and approved the current cash statement and delinquent status report. Architectural Review The Board reviewed one application, which was conditionally approved. The owner will be notified of the Board's decision. Old Business A. Amending Restrictions - tabled B. Village Centers - Recreations Outlet has completed most of the repairs and modifications at VC2 and VC3. Towne has met with several playground companies to obtain bids for VC1. The Board will make their final decision in February. A committee meeting will be held the first part of February to review the bid submission. C. Common Area Restrictions - tabled D.  Drainage Inspection - Craig Honkamp, a Beckett Ridge homeowner and a civil engineer did a presentation on four (4) pending drainage problems. He outlined the problems and offered some preliminary solutions. The Board will review the information before making any decision on the course of action needed. New Business A. Meadows Landscaping Reimbursement - a representative from the Meadows Condominiums' Association answered questions pertaining to their annual landscaping reimbursement request from the Beckett Ridge Association. Since the area in question is not large and is easily accessible to Brickman, the Board voted to assume responsibility for the landscaping maintenance and to discontinue the annual reimbursement to the Meadows. B. Right-of-way Improvements - the Board voted to adopt a policy that anytime improvements are made that involve the right-of-way, that the contractor doing the work will be responsible to file a permit with Butler County so they have a record. Towne will file permits for work already completed in the past two years. C.  Extension of Boulevard walking path - the Association has been approached by Beckett Station and Pointe at Beckett about working together to extend the walking path along the Boulevard past Eagle Ridge Drive to Lesourdesville-West Chester Road. A preliminary meeting about the project is planned for January 29th and will include representatives from the Township and Lakota Schools. If the project does move forward, it will likely not happen until 2010. Adjournment There being no further business to come before the Board, the meeting was adjourned at 8:17 p.m. Next Meeting The next Board of Trustees Meeting will be held on Tuesday, February 17, 2009 at 6:30 p.m. at Tri-County Baptist Church.
