Beckett Ridge HOA Annual Owners Meeting
March 17, 2009 7:30 p.m. at Tri County Baptist ChurchMeeting Minutes
Board President Dennis Bender called the meeting to order at 7:30 p.m. Sixteen homeowners were in attendance.
Board Members present were Dennis Bender, George Hulsizer, Sharon Palm, Debbie Olszowka, Mitch Lippert, Terri Wong and Burt Young. Debi Perkins represented Towne Properties. Tony Wilson and Bob Wilson represented Brickman. Jim Matre and Joe Beyke, attorneys for the Beckett Ridge Association were also present.
Unfortunately once again there was not a quorum so no official business could be conducted. No one other than the current Board members ran for the Board so they will be re-appointed for a one-year term.
Mitch Lippert told the group that this was his last meeting as a Board member since he had tendered his resignation effective immediately. He invited anyone in the audience who was interested to submit their name as a candidate for his Board position. No one volunteered so the Board will seek someone within the community to submit their name as a candidate to replace Mr. Lippert.
Dennis thanked the members of the various committees who have helped the Board throughout the year. He also thanked the Beckett Ridge owner who designed the BR website. Burt Young discussed the pending drainage issues at Beckett Ridge and what is being done.
A review of the projects completed in 2008 was done. The review included the cost of each project and whether or not the project was paid with reserve money or from the operating account. Upcoming projects were discussed along with proposed projects submitted by the landscape committee. The goal is to keep property values up in Beckett Ridge which is aging and beginning to show its age. Unfortunately, most projects are large scale and expensive.
The 2008 operating expenses were reviewed as was the 2009 operating budget. This included a review of the reserves, which are slowly dwindling. The Board has a responsibility to keep reserve balances up and the only way to do so would be through a fee increase.
Dennis responded to questions from the audience.
Jim Matre who is legal counsel for the Beckett Ridge Association addressed the group explaining the need to change the current Association restrictions. Some areas of Beckett Ridge have expired restrictions severely limiting the power of the Association to control unwanted vehicles, structures and maintenance in some neighborhoods.
These problems have an impact on the property values. He stressed that it will take a great deal of co-operation and help from the homeowners to get this initiative passed.
A suggestion was made to have the monthly board meetings in different neighborhoods and for the Association to host community events in an effort to pull together the owners who live in different sections of Beckett Ridge. The Board will consider this and any other suggestions the owners may have to help make Beckett Ridge a better place to live.
There being no further business to come before the Board, the meeting was adjourned at 8:30 p.m.
