Board Meeting Minutes: 
Beckett Ridge HOA Board Meeting               June 16, 2009 6:30 p.m. at Tri County Baptist Church Meeting Minutes Call to Order Dennis Bender called the meeting to order at 6:30 p.m. Board Members present were Dennis Bender, Dave Burling, George Hulsizer, Sharon Palm, Debbie Olszowka, Terri Wong and Burt Young. Debi Perkins represented Towne Properties. Bob Wilson represented Brickman.   Dave Burling represented the Landscape Committee.  Also in attendance was homeowner Mike Kelly. Landscape Committee Report - Dave Burling gave the report. He received a call from Brian Elliff, Director of Community Development for West Chester regarding maintenance of the roundabout at the end of Eagle Ridge. The Township wants to know if the Beckett Ridge Association wants to assume maintenance of the landscaping for this area. The Board agreed to have the Landscape Committee work with Brickman to come up with a plan and a cost estimate for maintaining the area. This will be shared with the Township to see if they or the County are willing to help offset this extra expense. The Board also reviewed three bids from Brickman. One for reseeding an area of common space on Rupp Farm and one for removing and transplanting some of the plant material from the main entrance at Beckett Road and Beckett Ridge Blvd. The Board agreed to both bids. The third bid was tabled until a later date. Brickman -Bob Wilson gave the report. He reviewed with the Board the monthly landscape management schedule. He told the Board that Brickman had replaced two beds of Vinca that were dying due to the excessive rainfall we have had - Vinca does not like water and prefers dry conditions. Sharon Palm requested that Brickman pay more attention to the grassy areas around the flower beds at the bottom of Eagle Ridge, which look like they are not being properly trimmed. She also requested an article from Brickman for the next Beckett Ridge newsletter. Minutes Approved The Minutes of the previous Board of Trustees meeting held May 19, 2009 were approved with one change. Managers Report The Board reviewed the current Management Report and Debi responded to questions. Financial The Board reviewed and approved the current cash statement and delinquent status report. As of June 9, 2009 the delinquency amount was $55,742.54. The Board discussed the state of the operating budget, noting which expense areas are higher than budgeted. It was also noted that all liens and foreclosure actions will be reviewed on an individual basis by the Board before any action is taken. Architectural Review The Board reviewed six applications, all of which were approved. The owners will be notified of the Board's decision. Old Business A. Windbrook Street Maintenance - the Association's attorney has reviewed the documents and it does appear that a section of Windbrook is on Beckett Ridge property until it reaches the property line shared with Shepherd's Farm I condominiums. The Township does plow part of Windbrook with the condos plowing the section that runs through their community B. Proposed Revised HOA - Rules and Regulations - Jim Matre provided to the Board copies of the proposed changes. Burt Young suggested the formation of a committee to review the proposals and then make recommendations to the entire Board. Burt, George Hulsizer, Sharon Palm and Dave Burling will represent the Board on the committee. They will contact several owners who have expressed interest in helping with this project. New Business A. Other - Homeowner Requests- Mike and Debbie Kelly - Mike Kelly requested permission to plant several trees in the common space behind his home on Timberchase Court. The Board requested that he meet with Brickman to review the plans. Brickman will send the information to Towne who will forward it to the Board for their review and decision. Adjournment There being no further business to come before the Board, the general meeting was adjourned at 8:15 p.m. Next Meeting The next Board of Trustees Meeting will be held on Tuesday, July 21, 2009 at 6:30 p.m. at Tri-County Baptist Church.
