Beckett Ridge HOA Board Meeting               October 13, 2009 6:30 p.m. at Tri County Baptist Church Meeting Minutes Call to Order Dennis Bender called the meeting to order at 6:30 p.m. Board Members present were Dennis Bender, Dave Burling, George Hulsizer, Debbie Olszowka, Terri Wong and Burt Young. Sharon Palm was absent with notice. Debi Perkins represented Towne Properties. Bob Wilson represented Brickman.  Shelly and Bruce Rankin represented the Landscape Committee. Homeowner Requests/Concerns None Minutes Approved The Minutes of the previous Board of Trustees meeting held September 15, 2009 were approved with no changes. Landscape Committee Report - Bruce Rankin gave the report. The committee met to draft a budget for 2010 along with setting priorities for future projects in the community. A copy of their proposal was given to the Board for their review and consideration. There are also plans for a long-term landscaping plan for the community so that the Board can plan financially for future needs. Brickman -Bob Wilson gave the report. He reviewed with the Board the monthly landscape management schedule. He gave the Board several proposals for use in planning the 2010 budget. He reviewed the 2009 Holiday Decor proposal with the Board which was approved. Architectural Review No applications were submitted. Managers Report The Board reviewed the current Management Report and Debi responded to questions. Financial The Board reviewed and approved the current cash statement and delinquent status report. As of September 9, 2009 the delinquency amount was $49,965.56.. Phone Log The Board reviewed the phone log from Towne Properties. Old Business A. Proposed Revised HOA - Rules and Regulations/Covenants - awaiting draft from the       Association's attorney B.      Meeting with Mill Creek Board - awaiting proposed meeting dates from Mill Creek       management company C. Windbrook Street Maintenance - awaiting information from Association's attorney. New Business A. Newsletter - Board agreed to submission of article from the Beckett Ridge Swim Team.       Brickman will also submit an article. B.  2010 Budget - the Board will meet again in executive session to work on the budget. A   meeting will be held on October 27th. C. Saratoga Farms Playground - repairs were made to some of the equipment and the       surrounding fence. D. Political Signs - the Board reviewed the sign policy for Beckett Ridge that prohibits any       signs to be placed on Beckett Ridge common area including along BR Boulevard, at any       of the entrances including those going into the different neighborhoods or around any of   the playgrounds. Any signs found on common area will be removed.       Adjournment There being no further business to come before the Board, the general meeting was adjourned at 8:05 p.m. Next Meeting The next Board of Trustees Meeting will be held on Tuesday, November 17, 2009 at 6:30 p.m. at Tri-County Baptist Church.
