Beckett Ridge HOA Board MeetingFebruary 16, 2010, 6:30 p.m. at Tri County Baptist Church I. Call to Order Dennis Bender called the meeting to order at 6:30 p.m. Board Members present were Dennis Bender, Dave Burling, George Hulsizer, Debbie Olszowka, Sharon Palm, Terri Wong and Burt Young. Debi Perkins represented Towne Properties. One homeowner was in attendance. Homeowner Requests/Concerns Towne told the Board that over fifty owners had submitted requests for late fee waivers. The Board agreed to review them in executive session. Minutes ApprovedThe Minutes of the previous Board of Trustees meeting held January 19, 2010 were approved with no changes. Landscape Committee ReportBruce Rankin gave the report. The committee has developed an extensive landscape redevelopment plan for the entrances at Eagle Ridge at Lakota West Drive (both sidewalls and the traffic circle) and at Beckett Ridge Boulevard at Beckett Road. Plans call for three-season color using native plant materials. The color palette proposed will be used throughout Beckett Ridge. Five or six companies will be asked to bid on the plans and we have been given a cost estimate. Included in the estimate is additional irrigation and lighting at both areas. The committee will seek support from the Township as well as Butler County. BrickmanNo report Architectural ReviewOne application was submitted which was denied by the Board.Managers Report The Board reviewed the current Management Report and Debi responded to questions.Financial The Board reviewed and approved the current cash statement and delinquent status report. As of February 2, 2010 the delinquency amount was $108,784. Phone LogThe Board reviewed the phone log from Towne Properties.   II. Old Business A. Revised HOARules and Regulations/Covenants - Burt Young updated the Board about the committee's first meeting. Changes suggested by the committee were approved and will be forwarded to the Association's attorney. This item will be included on the annual meeting agenda. B. Meeting with Mill Creek BoardThe Board welcomed three representatives from Mill Creek. The Board president, Sharon Barone stated that the Mill Creek residents were upset with the $30 increase in the annual fee. They want to know what they get for their money. Burt Young explained Mill Creek was part of the Beckett Ridge community and monies collected by the Beckett Ridge Association were used to maintain the Beckett Ridge common areas including those located at Mill Creek. Keeping up the standards of Beckett Ridge was vital to keeping property values high for everyone in Beckett Ridge. Other issues discussed were keeping the creek cleaned up, what to do to discourage trespassing on common areas and landscaping issues. The Beckett Ridge Board encouraged members of Mill Creek to get more involved with the Beckett Ridge community and to attend Beckett Ridge board meetings.   III. New Business A. 2010 Annual MeetingThe first notice about the annual meeting was mailed in early February. The meeting will be held on March 16, 2010 at 7:30 p.m. The Board reviewed items to be included on the meeting agenda. B. Annual Community Garage SaleThe Board chose May 15th as the date for the garage sale. Terri Wong will take care of the local advertisements. C. February NewsletterSharon Palm reminded the Board that a newsletter was being planned and asked if anyone had any articles they wanted to have included. Several suggestions were made. The plan is to have the newsletter printed and mailed by the end of the month.
