Beckett Ridge HOA Board Meeting

August 16, 2011 at Tri-County Baptist Church

Meeting Minutes

 

 


Call to Order

Dennis Bender called the meeting to order at 6:30 p.m.


 


Board Members present were Dennis Bender, Dave Burling, Mark Morris, Debbie Olszowka, and Sharon Palm. Burt Young. Terri McGill-Wong were absent with notice. Representatives from Towne Properties and Brickman were also in attendance. Several homeowners were also in attendance.


Homeowner Requests/Concerns

Mr. Stump from Leatherwood addressed the Board about the Board’s decision denying installation of a net across the back of his property to block golf balls. He has now received permission from the Beckett Ridge Golf Course to install the net on his property and wanted permission from the HOA to do so.  The Board noted they still had not seen any photos or details of the proposed net. They also explained that fence-type barriers are not allowed on Lots adjacent to the golf course. Mr. Stump does not consider his net a fence. The Board suggested he submit another Architectural Control Application with details of the net for another review by the Board.

 


Minutes


The Minutes of the Board of Trustees June meeting were approved with no changes.


 


Brickman


Tony Wilson gave the report.  He reviewed the maintenance schedule and noted that in September they will start removing the summer annual and replacing them with pansies.  He presented the Board with one proposal for removing a dead crab apple at Four Corners.  The Board reviewed the bid and voted to accept it.


 


Landscape Committee Report


Bruce Rankin gave the report.  The committee will be meeting with M&M Landscaping in mid-September to evaluate the newly landscaped area at the end of Eagle Ridge.


 


Architectural Review


Three applications were submitted. The Board approved all of them.


Managers Report

Debi Perkins gave the report.  The Board reviewed the current Management Report.

Financial

The Board reviewed and approved the current cash statement and delinquent status report.  As of August 10, 2011, the delinquency amount was $66,610.83.  The collection agency has collected past due amounts from several Beckett Ridge owners.


 


Phone Log


The Board reviewed the phone and email log from Towne Properties.


Old Business

A.     Rollingwood Entrance Improvements - Update


Tabled until later in the year.


 


B.     Rupp Farm Drainage - Update


The engineer’s report has been received.  However with two Board members on vacation the Board voted to wait until everyone was available to meet to review the report and make a decision on what should be done next. An executive session meeting will be planned the first week of September.


           


C.     Asphalt Bids


Towne contacted all three contractors and received updated bids for repaving the walking path from Eagle Ridge to Sawgrass and to replace the timber wall that runs along part of the path.  After reviewing the specifications of each bid, the Board voted to award the contract to CA Stempfley for the amount of $24,650.


New Business

A.     Request to Paint Fence


An owner who lives on Quail Meadow, who had received approval for a new fence, requested that the Association pay to paint the section of fence that adjoins the fence maintained by the Association. The owner had stained the side sections but not the end section that runs along Lesourdesville-West Chester Road. After reviewing a copy of the original application which stated the new fence would be painted white, the Board denied the owner’s request and asked that the end section be painted white within thirty days.


 


B.     Playground Fire


Towne updated the Board on the fire at the Windbrook Trail playground.  A trash can was ignited and the fire spread to the rubber mulch and grass.  A claim has been filed with the Association’s insurance company. There is a $1,000 deductible. Repairs to the area are estimated to be around $5,000.


 


C.     Community Newsletter


It is time for another newsletter.  Articles should be submitted to Towne.


 


Adjournment


There being no further business to come before the Board, the general meeting was adjourned at 8:05 p.m. 


Next Meeting

The next Board of Trustees Meeting will be held on Tuesday, September 20, 2011 at 6:30 p.m. at Tri-County Baptist Church.
