Call to Order
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Dave Burling, Mark Morris, Debbie Olszowka, Sharon Palm, Terri McGill-Wong, and Burt Young. Representatives from Towne Properties and Brickman were also in attendance.

Minutes
The Minutes of the Board of Trustees September meeting were approved with no changes.
Brickman
Bob Wilson gave the report. He reviewed the maintenance schedule. He presented the Board with several proposals for tree replacements, removals and stump removal. The Board reviewed the proposals and voted to accept them. The Holiday Display proposal was also reviewed and accepted.
Landscape Committee Report
No report.
Architectural Review
Three applications were submitted. The Board approved two of them. A fence application was denied because the lot size is too small. A minimum of 10,000 square feet is needed before a fence can be installed. The exception is made for the lots in Saratoga Farms.
Managers Report
Debi Perkins gave the report. The Board reviewed the current Management Report.
Financial
The Board reviewed and approved the current cash statement and delinquent status report. As of October 18, 2011, the delinquency amount was $54,835.
Phone Log
The Board reviewed the phone and email log from Towne Properties.
Old Business
A. Rupp Farm Drainage - Update
Nothing to report.
New Business
A. 2012 Operating Budget
The Board reviewed the proposed operating budget for 2012. They agreed to accept the budget and to make no changes to the annual fee. The payment notices will be mailed in December.
B. Trash Cleanup
West Chester Zoning notified the Association of complaints about trash collecting in the creek that runs next to Millcreek. Zoning indicated there were discarded toys and household items in the creek. The creek is located on common area owned by the Master Association. Although the Master Association had in 2010 notified the Millcreek Association that Beckett would no longer pay to have the trash picked up in the Beckett Ridge-owned common areas adjacent to Millcreek, there have been no efforts to keep this area clean by the Millcreek Association. The Beckett Board voted to pay to have the creek cleaned and to deduct the cost of the cleanup from the landscaping reimbursement the Master Association pays to Millcreek.
C. Snow Removal
Members of the Board met with representatives from the Township Roads Department to discuss the snow removal of some of the streets in Beckett Ridge. With the exception of a few private streets, all streets in Beckett Ridge are public streets and should be cleared by the Township. Effective immediately all the cul-de-sacs in Rollingwood will be cleared by West Chester and not the Association. Beckett will only clear the private streets in Woods of Beckett and part of Windbrook Trail.
